A successful closing is defined by prompt and accurate preparation of documents, attention to details, smooth coordination, and confident and helpful closing staff. We provide our expertise and experience to complete a sale of property, foreclosure of property, construction loan, or refinance. Our job is to coordinate with the realtor, lender, and borrower to complete the transaction in the most efficient and cost effective way, utilizing our technology and decades of experience.

Escrow Services

As escrow agents, we are a neutral account holder and the vehicle by which the interests of all parties to a transaction are protected under the terms of an agreement between the parties. The escrow becomes the depository for all monies, instructions, and documents pertaining to the transaction. 

Funds held in escrow are normally disbursed upon closing to the seller and their existing lender for payment of transfer taxes, real property taxes, and any other parties of interest in the title.

Recording Services

Original deeds and mortgages are submitted to the Register of Deeds in the county where the property is located. The Register of Deeds will create an image of the document and assign it a number among the records which are available for public viewing. It is the means by which notice is given to the world of the existing ownership and liens for a given piece of property. As part of our commitment to service at Detroit Title and Escrow, upon closing we assume the responsibility to record all deeds, discharges, liens, or mortgages in full compliance with our commitment. These costs are included in the settlement statement.
